Question: my whole house is backed up and the crawl space is too small to get into. i have been wanting a new floor in the bathroom anyway. i cant get a snake down through the pipes. how do i repair and replace the old cast iron piping?

Answer: Hello
Usually if a toilet is close we pull the toilet and snake thru there.
Sometimes if we can access crawl space we cut in a clean-out and run pipe to easier access, in basement or outside.
If you rip out floor and have to cut in clean out you repair cast iron by use of mission couplings, Made for no-hub cast iron pipe originally, If at all possible cut in wye and make a clean out to easy accessibility.

Subject: water backup in plumbing

Question: When our washing machine is draining the soapy machine water is backing up into both of our bathroom toilets and tub/shower. The plumbing works fine otherwise. All the pipe traps have been cleared of clogs. Where might we look for the problem in the pipes and the washer connection?

Answer: Hello
You definately have a blockage somewhere in the plumbing system. Sometimes everything else appears to be working properly because of the volumn of water used.
There should be no soap coming up into toilets that is why I suspect this, I would hire a drain cleaner to examine your main line drainage. If it is a plugged vent issue it should still be handled by a professional.It could be this but I will go with a partially plugged main.
Look for a contractor that is willing to use his camera at no extra charge to make sure he has cleared the blockage. We camera every main line, and floor drains when we can, at no additional charge, it is included in our service. Here is how we charge $139.95 for up to 1 1/4 hours and 100' most of time we do not have to exceed that fee unless it is excessive rooting and customer wants the job done right.

Subject: toilet

Question: I have a toilet with a lazy flush. On occasion it will flush okay but most of the time the water doesn't seem to enter the bowl with enough force to make everything go down. If I pour a bucket of water in the bowl, it flushes fine. The holes under the rim are open so that a piece of wire can be inserted without any trouble. There is another toilet on the same floor about 25 feet away that is served by the same air vent that works fine. I assume they share the same vent as it is the only one on that side of the house. What do you think the problem is. Also if it is a vent problem can you run water from a hose down the vent from the roof?

Sometimes the holes around the rim need to be cleaned but keep in mind the water comes from tank, and supply these holes, a couple of things to look for, Is the flapper closing to quick and not releasing all of the water from tank, maybe just a minor adjustment. Secondly maybe the bowl is limed up in the rim itself. I would check the flapper first.
If you think the bowl is limed up, get some lime away and pour into overflow tube in tank til comes out holes in rim and leave sit for awhile.
If the vent was the problem more than likely would not take a bucket of water, does not rule it out tho.

Question: I am tearing out a garden tub and replacing it with a shower. The tub has a 1 1/2" drain. my shower drain is 2". I am hoping to avoid tearing out the slab to get back to a 2" drain. Can I adapt my 2" drain to the 1 1/2" drain line. I suspect it will not flow water as fast, but will that be a problem? Can this set up handle standard shower flow?

Answer: Hello
In most states code dictates do not reduce, you can safely increase, but you are asking for a problem. Being a licensed plumber I can only tell you do it right. You know that old saying.
ALWAYS ENOUGH TIME TO DO IT OVER BUT NEVER ENOUGH TIME TO DO IT RIGHT THE FIRST TIME.
Save yourself a head ache find the 2" and run the right size.
Keep in mind most states I believe require 2" under ground so it might be 2" realtivly close. Sometimes we find this to be the case.

Subject: rapid cycle pressure switch

Question: Howdy- I live in florida, have a well system with a bladder tank. I had a problem with the pump not cycling on.. i checked the pressure in the bladder and it was fine... i sounded the tank with a wrench and it appears that it changes sound about halfway where it should... i changed out the pressure switch for new and found some sand in the small rubber line from the tank to the pump housing... all is now clean... my issue is that when my pump cycles on now that switch does not engage properly... instead of the switch clicking on and the contacts remaining closed until pressure is reached... the contacts almost do a rapid fire open and closing continuously until the pressure is made... i have checked the grounds and other connections and all appears to be ok....what do you think

When you say you checked pressure in tank and it was fine, what do you consider fine?
Here is the way pressure should be, Turn pump off, turn on faucet till all water is drained from tank. Now is when you check pressure. With no water in tank pressure should be at what is the low setting on switch, If you want pump to turn on at say 20 lbs that should be the pressure in tank, You can now charge tank to desired pressure, or let some out of tank I use a tire gauge.
Now turn off faucet, turn pump on, should shut off should be at 40 lbs all pressure switches come preset to this 20/40. Now assuming you have not changed adjustments on pressure switch, you have 2 nuts under cover with directions, 1 is 3/8 and other is 7/16. You now can turn one down for high limit without affecting the turn on or vice versa.
Otherwise you get a switch that is being told to shut off because of too much pressure in tank. which is what it sounds like you are explaining. Let me know if you need some help, will gladly try to answer.

Subject: Freezerless Faucet

Question: Bob,
My outdoor water faucet (Wallford brand) is dripping. I have replaced the washer (size O) twice in two days. But it continues to drip. Does it need to be reseated? If so do they make a reseating tool long enough for the freezerless faucet? Or might you have another solution to stop the drip? I appreciate your help.

Answer: Hello
I just replace the whole faucet as to I can't warranty a faucet washer for exactly what you are facing 2 times in as many days. I have never seen a tool for this, that is not to say they don't make one, they really don't have a seat like a faucet so it would be basically a grinding tool.
Usually it is better to change out. We are required by code to install a shut off for these outside faucets too, so if you do not have one, might be a good time to install.
You can try a different washer if you want a beveled one if you are trying just a flat one now.

Subject: Sump Pump Drainage Area

Question: We have a new construction with a sump pump. Not sure exactly why we have a sump pump, or what it does really, but I do know that the area outside the house where the sump pump drains is always muddy. We had the drain line buried when we had sod put in, but now the area where the line was buried is like a swamp. Is it that our pump is draining too much or did they not bury the line deep enough? Two of our neighbors have the same problem, while two do not. Not sure who to approach with this problem, the landscaper or the builder.

Answer: HELLO
I recommend not burying a sump line for this reason, when we install a sump discharge pipe to outside, we install a
1 1/4" x 25 feet flexible hose, that can be removed in winter, for freezing as there is not as much ground water in some locations as in summer months. If line is buried you might want to make sure end is open to let water spread out thru yard, or extend end of pipe, I usually tell customers you need to get it away from house as far as possible, If neighbors yards are to close you might want to explore the add on flexible hose to move around yard, as most people water yards anyway.
